How it works

You’ve found your new home. It's perfect and you want to buy. What’s the process? Financial vetting comes first, which we quickly get underway. Once complete, your offer is accepted and a mortgage is organised. Why so quickly? The new build market wants to see an exchange on a purchase just 28 days from an offer being accepted. Builders need to know they have guaranteed sales to manage their build schedule and cash flow. Remember there is a property shortage so you may not be the only viewers interested.

Some brokers may say that 28 days to exchange is unrealistic. Not us. It’s achievable so long as all the parties involved in a purchase work in tandem. There are a lot of parties; the negotiators you first meet on the development, the developer themselves, financial advisers, legal services, local councils, lenders and surveyors. Every team needs to be on the same wavelength. All this at the same time as ensuring you get a fair deal. Stray offside, the timetable is threatened and the property may be lost, but we can provide the stepping stone for crystal clear communication from start to finish, answering any questions you may have along the way.

We organise everything. How? Through our local mortgage brokers, who know new build and work for you. Being a national does have advantages, we agree processing terms with all the lenders that might be suitable for lending to you. We also have a nationwide legal service in place working to strict service levels, who will ensure the legal conveyance is done quickly and effectively including managing the local councils for searches etc., to tight deadlines.
